Office building, Paju 2, Tartu

A 16-storey office building with a three-storey car park at the heart of Tartu and by the river Emajõgi is located in the green area by the river, next to the Turu pedestrian bridge. The office building has excellent access and convenient parking facilities for both customers and staff. Car users can access the office building via Pikk street, the registered immovable has 250 parking spaces. The office building is surrounded by non-motorised transport nodes where the Turu pedestrian bridge, the footpath along the River Emajõgi and other cycle and pedestrian tracks meet. In addition, there are parking spaces in public car parks around the building.

This Emajõgi office building will be the first and most modern 16-storey office building in Tartu that meets the LEED Gold standard for nearly zero-energy efficiency. The ground floor of the office building includes a lobby and a 90-seat restaurant facing the River Emajõgi, the lessees of the building can organise consultations and meetings there. In front of the restaurant there is a terrace that overlooks the River Emajõgi. At the centre of the building are scissor staircases – the most compact solution – and three lifts that open up to the hallway of the office premises. Floors 2–16 of the building include office rental spaces. Meeting rooms are located on the same place on each floor. The total leasable area is 6,129 m².

A LEED Gold certificate is being applied for the building. It is a green building rating system that assesses the building in terms of environmental and human-friendliness factors. They take into account the location of the building in the environment (how far are the shops, sporting facilities, public transport, etc.) and construction with the smallest possible ecological footprint. Construction materials are thoroughly checked and certified to ensure they are safe for humans. Special attention is paid to the indoor environment so that it is extremely comfortable for both customers and employees.
